Robyn has a broad property litigation practice covering all aspects of landlord & tenant and real property. She regularly appears in the County Court, First-tier Tribunal (Property Chamber) and the High Court (Chancery Division). Particular areas of expertise include easements, land registration, enfranchisement and business lease renewals under the Landlord and Tenant Act 1954. 

Robyn has also appeared in the Upper Tribunal (Lands Chamber) and the Court of Appeal in cases concerning residential service charges.  

Robyn frequently acts both led and unled in the follow areas: 

  • Easements; 
  • Adverse possession; 
  • Land registration; 
  • Trusts of land; 
  • Service charge disputes;
  • Enfranchisement; 
  • Business lease renewals (Landlord and Tenant Act 1954); 
  • Right to Manage (Commonhold and Leasehold Reform Act 2002); 
  • Trespass; 
  • Building Safety Act 2022; 
  • Contentious and non-contentious probate, with a property element. 

Prior to coming to the Bar, Robyn worked as a Projects Officer in the business and commercial team of the International Bar Association, based in Europe and North America.

Notable Cases

  • Middleton, Peacock v Karbon Homes Limited [2023] UKUT 206 (LC) Successfully opposed an appeal concerning residential service charges and the application of s. 21B of the Landlord and Tenant Act 1985. 
     
  • Bucknell v Alchemy Estates (Holywell) Limited [2023] EWHC 683 (Ch) (led by Nicholas Isaac KC) Successfully defended a claim for an injunction preventing development in respect of a right of way expressly granted.
     
  • Coventry City Council v Persons Unknown [2022] (High Court, Birmingham District Registry, 18 March 2022, unreported) Obtained an injunction preventing protestors from obstructing a multi-million pound Government approved scheme of works to improve air quality in Coventry.
     
  • Aster Communities v Chapman & Others [2021] EWCA Civ 660 (led by Philip Rainey QC) Acting for 33 tenants in a claim for dispensation from the service charge consultation requirements prescribed by s. 20 of the Landlord and Tenant Act 1985.
